Chimney surveys in Ashley Green

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most homes, a little longer where there are several stacks. Around Ashley Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Advice

How a chimney survey works in Ashley Green

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and our recommendations. We survey brick chimney stacks, shared and party-wall stacks and chimney pots and cowls, and the problems we are asked to look at most are gaps in the mortar around the pots and staining on walls around the chimney.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What we look for on each type of roof

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report says what can and cannot be judged.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Find out whether changes to a stack need permission
  • Use the report as a baseline for future checks
  • Never climb onto the roof to look at a chimney
  • Check that disused chimneys can still breathe

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Ashley Green homes and their roofs

Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Cholesbury Manor House, about 3.1 miles west, is one of the historic houses in the wider area around Ashley Green. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near Parish Church of St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Berkhamsted station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings like Ashlyns School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds
  • Whether the flue is safe to use
