What affects the price in Totteridge

Several things affect the price of a survey:

  • Which survey package you book
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

There’s no need for technical words. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, like an exchange date
  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one

Getting a price is simple: just call 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

Chimney survey in Totteridge: what you get

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. Typical surveys look at pots or cowls that look unsafe and flaunching that has broken away, across chimney pots and cowls, chimney breasts and brick chimney stacks.

In a smaller place like Totteridge, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Totteridge homes and their roofs

The wider area around Totteridge has a long history of building, with Hughenden Manor about 1.9 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of High Wycombe station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St Andrew's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings like Highcrest Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a chimney survey does not cover

To be straight with you, there are limits to any roof survey:

  • Checks on boilers, fires or their flues
  • Hidden sides of a shared stack
  • Structural calculations for a leaning stack

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. With a bit of garden around a house, as there often is around Totteridge, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Keep pets out of the way during the survey
  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors

Advice

Different roofs, different checks

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

What happens if roof problems are left?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. In an older home around Totteridge, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Questions from Totteridge

Do you cover smaller places like Totteridge?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Totteridge is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you walk on the roof?

Only if it is safe. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

How do I book a survey in Totteridge?

Just ring 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do you inspect shared chimneys?

Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.
