Chimney survey in Ibstone

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed bricks with flaking faces and lifted or split lead flashings, a survey will tell you what’s going on, on shared and party-wall stacks, lead flashings and flaunching alike.

Some older homes in villages like Ibstone are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Local roofs in Ibstone

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Ibstone has a long history of building, with Stonor Park about 3 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you let a flat or house near Saunderton station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Ibstone CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Church of St Nicholas are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Ibstone is about 7 miles west of High Wycombe, in Buckinghamshire. Surveys in Ibstone work the same way as everywhere we cover: a careful inspection, photographs and a written report. Across Buckinghamshire, we cover Ibstone. For surveys nearby, see our Reading page.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Height and safe access
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you contact us

A little information up front helps. Please include:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Ibstone: your questions answered

Does a conservation area affect roof work in Ibstone?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Saunderton station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photographs.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How the survey changes by roof type

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

How the survey works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a small place like Ibstone, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Check we can get to the back of the property
  • Let us know about parking near the property
  • If it isn’t your property yet, arrange access through the agent

What we cannot see

A survey is a proper look at the chimney stack, but it cannot do everything. The main limits are:

  • Whether a gas appliance or its flue is safe
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • What’s inside the brickwork or behind render, without opening up

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.

Roof types and parts we check

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
