Chimney surveys near Sedrup

About our chimney survey in Sedrup

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. If you’ve noticed bricks with flaking faces and worn or missing pointing, we can find out what’s behind it, whatever the roof.

Somewhere as small as Sedrup, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Leave close inspection to people with safe access
  • Ask for ventilated caps on redundant stacks
  • Have the flue swept and checked if you use the fire
  • Check with the council before altering a stack in a conservation area or on a listed building

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Why act early in Sedrup

A small amount of repointing or new flaunching is usually a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Older cottages and farmhouses around Sedrup can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Common questions in Sedrup

Does a conservation area affect roof work in Sedrup?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Aylesbury station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. In a small place like Sedrup, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a stack needs rebuilding on structural grounds
  • Whether the flue is safe to use
  • Checks on boilers, fires or their flues

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

Chimney surveys around Sedrup

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Aylesbury station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as St Mary's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a shop, office or commercial unit, for instance near Friars Square, a dated report on the roof is useful for planning and for any lease discussions.
