How a gutter survey works in Sedrup

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at blocked outlets and hoppers and gutters packed with leaves or moss, across valley gutters, downpipes and fascias and soffits.

In a small place like Sedrup, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around Sedrup often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Advice

How we price gutter surveys

Prices always include VAT. What changes the price is:

  • Whether it is a home or a commercial building
  • How big the roof is
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Dates you’re working to, such as exchange
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from the ground or a window

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or email us.

Landlords, agents and block managers in Sedrup

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What this survey can’t tell you

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Underground drains, which need a CCTV drain survey
  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we cannot view safely

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Gutter surveys around Sedrup

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Stone Church of England Combined School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Aylesbury station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark like St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Sedrup: your questions answered

I let a flat near Aylesbury station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.

How do I find out if my home in Sedrup is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, ring 07833 053749 or send us an email.

What’s the best way to book?

Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Why act early in Sedrup

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a small place like Sedrup, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
