Gutter survey in Dinton
We survey gutters and rainwater systems in Dinton and right across London and the South East. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it is safe. Time on site normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. Typical surveys look at water backing up from a hidden gutter and gutters overflowing in heavy rain, across fascias and soffits, valley gutters and outlets and hoppers.
Older buildings in small places like Dinton may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Rot or damp concealed behind fascias or inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s hidden inside a downpipe

Gutter surveys around Dinton
Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Dinton has a long history of building, with Waddesdon Manor about 4 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Friars Square, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Haddenham & Thame Parkway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Your questions about gutter surveys in Dinton
Is my home in Dinton listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you cover smaller places like Dinton?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you test soffits or gutters for asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
What’s the price of a gutter survey?
Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or email us.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
What we look for on each type of roof
Fascias and soffits
Overflowing water stains soffits and rots timber. We check them along with the gutters.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Common roof problems in Dinton
A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.
Look out for signs like these:
- Gutters overflowing in heavy rain
- Leaves and moss blocking gutters
- Choked outlets or hopper heads
- Brackets that have dropped or snapped
For an older house near a landmark such as Church of Saints Peter and Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before you book
- Is there a chance to talk the report through?
- Whether the loft is part of the inspection
- Whether VAT is added on top
- Which viewpoints they use to see the roof
What we do, step by step
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Dinton can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
