Flat roof surveys for Dinton homes and businesses

Flat roof surveys for homes and businesses in Dinton

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey single-ply membranes, mastic asphalt and EPDM rubber, and common reasons people get in touch are loose or cracked edge trims and pools of water lying on the roof.

In a village or hamlet like Dinton, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Cottages and farmhouses around Dinton frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Roof by roof

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Check that new brackets or units haven’t damaged the covering
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains
  • Book a survey every few years

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys typically lasts longer.

What a flat roof survey looks like in Dinton

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Waddesdon Manor about 4 miles north-west, Dinton sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of Saints Peter and Paul, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a shop, office or commercial unit, for instance near Friars Square, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Haddenham & Thame Parkway station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Dinton is about 4 miles south-west of Aylesbury, in Buckinghamshire. Surveys in Dinton work the same way as everywhere we cover: a careful look at whatever is safely visible, photos and a clear written report. What happens if roof problems are left?

Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Questions from Dinton

Is my home in Dinton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry out roof surveys in Dinton?

Yes. We cover the whole of London and South East England, and Dinton is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

How do I arrange a flat roof survey in Dinton?

Just ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden layers beneath the covering
  • Structural calculations, which need a structural engineer
  • Testing older roof sheets for asbestos

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
