Common questions in Ford

How do I find out if my home in Ford is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover Ford?

Yes. Our area covers London and South East England, and Ford is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

What will the report tell me?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

How a flat roof survey works in Ford

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We are often asked to look into gaps at upstands and abutments and loose or cracked edge trims, on GRP fibreglass, EPDM rubber and single-ply membranes.

In a small place like Ford, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Why it is worth a survey now in Ford

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you are dealing with. For older village homes like those around Ford, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Rented homes, blocks and businesses

Landlords, agents and building managers in Ford and across Buckinghamshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Flat roofs in Ford

Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you look after a shop, office or commercial unit, for instance near Friars Square, a flat roof over a business is out of sight and out of mind until it leaks. If you let a flat or house near Haddenham & Thame Parkway station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How it works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. You are welcome to ask questions while we’re there. Cottages and farmhouses around Ford frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked

What we look for on each type of roof

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Check ceilings under the roof for damp patches
  • Ask whoever fits equipment on the roof to make good the covering
  • Clear roof outlets and gutters each autumn
  • Ask contractors to protect the roof if they work on it

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
