What we look for on each type of roof
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Lead flashings
Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.
About our chimney survey in Newyears Green
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey chimney pots and cowls, brick chimney stacks and flaunching, and the problems we’re asked to look at most are gaps in the mortar around the pots and damp on a chimney breast inside.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in Newyears Green
Before deciding what to do with a redundant stack, a survey shows how it’s doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. In a small place like Newyears Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Local roofs in Newyears Green
Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.5 miles south-east lies Ickenham Hall, a reminder of how long the area around Newyears Green has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for instance near The Chimes, a roof report helps plan work around trading rather than after a leak. Homes near green spaces such as Church Field Gardens can get more leaves in their gutters in autumn. Anyone responsible for a site like Whiteheath Infant and Nursery School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How it works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey usually takes about one to two hours for most homes, a little longer where there are several stacks. In a small place like Newyears Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
How to prepare
- If you’re buying, let the agent know when we’re coming
- Check we can get to the back of the property
- Have any paperwork from past roof work to hand

Questions from Newyears Green
Does a conservation area affect roof work in Newyears Green?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near West Ruislip station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.
Does the report include photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Just say which days work for you.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Ask for ventilated caps on redundant stacks
- Do not use a ladder to reach the stack yourself
- File photos of the stacks with your home records
- Check your stacks from the ground after strong winds
The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it is easy to follow.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.
