Chimney survey in Naphill
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney pots and cowls, chimney breasts and flaunching, and common reasons people get in touch are cracked or missing flaunching and a chimney out of line.
Older buildings in small places like Naphill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later.

Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Find out whether changes to a stack need permission
- Look at the chimneys with binoculars after a storm
- Remove aerials or dishes from the stack if they’re no longer needed
- Photograph damp patches with the date
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Roof by roof
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.
Flaunching
We often find flaunching that has cracked or broken away. It’s typically a modest repair when it is caught early.
Why it’s worth a survey now in Naphill
Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a small place like Naphill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Roofs, chimneys and gutters in Naphill
About 1.5 miles south-east lies Hughenden Manor, a reminder of how long the area around Naphill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near Church of St Botolph, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Naphill and Walters Ash School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Saunderton station, a dated record of the roof is useful when planning maintenance across a let.

The survey, step by step
After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, most surveys take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. For a village or hamlet like Naphill, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it’s shared
- Jot down any questions you want answered

FAQs for Naphill
Do you cover smaller places like Naphill?
We do. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Saunderton station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
How can you see the top of the stack?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. If part of a stack can’t be seen, the report says so.
What’s in the report?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How much does a chimney survey cost in Naphill?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Why is my chimney breast damp?
Typically it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
