Gutter survey in Naphill
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey downpipes, eaves gutters and valley gutters, and common reasons people get in touch are water backing up from a hidden gutter and dripping or leaking gutter joints.
Somewhere as small as Naphill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Naphill: your questions answered
I let a flat near Saunderton station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Will you come out to Naphill?
We do. Villages and rural addresses get the same survey as a town house.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.
Will the survey check for asbestos?
No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
What we look for on each type of roof
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

What a gutter survey looks like in Naphill
Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Naphill has a long history of building, with Hughenden Manor about 1.5 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Saunderton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Naphill and Walters Ash School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Eden, a roof report helps plan work around trading rather than after a leak.
Naphill is about 3 miles north-west of High Wycombe, in Buckinghamshire. Naphill is one of many places we visit across Buckinghamshire, for homes and businesses alike. We cover towns and villages across Buckinghamshire, large and small. Reading is in our area too.

What this survey cannot tell you
In fairness, there are limits to any roof survey:
- The inside of a downpipe along its whole length
- Rot or damp concealed behind fascias or inside walls
- The inside of buried drains
If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and does not.
Roofs we survey in Naphill
- Fascias and soffits
- Downpipes
- Outlets and hoppers
- Valley gutters
- Parapet and box gutters
- Eaves gutters
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Useful tips for Naphill property owners
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Check from the ground or a window, not a ladder
- Check the loft with care after heavy rain
- Watch for green marks down the brickwork
- Keep climbers away from the eaves
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
How it works
After the inspection, everything we found is written up as a report with photos, sent to you by email. On timing, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Naphill can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Note where any stains or damp appear
- Let us know about parking near the property
- Check pets are kept safely away

How we price gutter surveys
Several things affect the price of a survey:
- Building height and the viewpoints available
- House, block, shop or office
- Any need for thermal images or a drone flight
- Features like valleys, chimneys, dormers and parapets
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before booking.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- The reason for the survey, like buying, a leak or storm damage
- The kind of building and roof involved
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
Unsure which package suits your roof? It is easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
