What this survey can’t tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • A structural engineer’s assessment of the deck
  • Parts of the roof that are not safe to walk on or view
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

What we look at

  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets

Flat roof survey in Heath End: what you get

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey GRP fibreglass, EPDM rubber and upstands and outlets, and people most often book us about pools of water lying on the roof and raised blisters across the surface.

Flat roofs on exposed homes in small places like Heath End take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Keep people off the roof unless they need to be there
  • Plan a survey before the covering reaches the end of its usual life
  • Clear roof outlets and gutters each autumn
  • Note any new marks on ceilings beneath the roof

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Prices for flat roof surveys in Heath End

To price your survey, we check:

  • Height and safe access
  • The size of the roof
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

A little information up front helps. It helps to include:

  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage

Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.

Leave it or get it looked at?

A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a small place like Heath End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Questions from Heath End

Do you cover Heath End?

Yes, Heath End is one of the places we work. The survey and report are the same in Heath End as anywhere else.

Is Heath End within the area you cover?

Yes. Heath End is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Will this cover the whole house?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.

How many years has my flat roof got left?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How do I arrange a flat roof survey in Heath End?

It’s easiest to call 07833 053749 or use the contact form. Let us know the address and a little about the roof. We survey on any day of the week.

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Heath End can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
  • Keep pets out of the way during the survey

What a flat roof survey looks like in Heath End

Historic houses such as Cholesbury Manor House, about 1.3 miles west, show how far back building in the area around Heath End goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Berkhamsted station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Hawridge and Cholesbury Church of England School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Heath End is about 2 miles west of Berkhamsted, in Hertfordshire. From houses to flats and shops in Heath End, we can survey the roof on a weekday or at the weekend. Our Hertfordshire coverage includes Heath End and the places around it. We also survey roofs in Milton Keynes.

How the survey changes by roof type

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
