What a flat roof survey does not cover

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • A structural engineer’s assessment of the deck
  • What’s under the membrane without opening it up
  • Parts of the roof that are not safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What this survey covers

  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs

Flat roof survey in Dudswell: what you get

A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’ve noticed raised blisters across the surface and standing water left after rain, we can find out what’s behind it, whatever the roof.

In a small place like Dudswell, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Questions from Dudswell

Is my home in Dudswell listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Dudswell?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Do you go up onto the roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. Most surveys take about one to two hours at most homes, and more on a big or complicated roof. Older rural homes like those around Dudswell can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Advice

Landlord and commercial surveys in Dudswell

Letting agents and landlords in Dudswell book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Note the date and type of any roof work
  • Check ceilings under the roof for damp patches
  • Check from a window for ponding after heavy rain
  • Keep people off the roof unless they need to be there

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Flat roof surveys in Dudswell: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Dudswell has a long history of building, with Cholesbury Manor House about 2.7 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of Saint Mary, the joins between later flat roofs and the old walls are where problems usually start. Anyone responsible for a site like St Mary's CofE Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Common roof problems in Dudswell

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

Signs worth acting on include:

  • Loose or cracked edge trims
  • A sagging deck under the covering
  • Cracked or split membrane
  • Water getting in at rooflights

For landlords with property near Tring station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
