Need a flat roof survey in Pond Park?

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Keep clear of rooflights and fragile roof sheets
  • Keep outlets clear of leaves and moss
  • Note any new marks on ceilings beneath the roof
  • Limit foot traffic on the covering

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Flat roof surveys for homes and businesses in Pond Park

Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey EPDM rubber, single-ply membranes and felt flat roofs, and the problems we are asked to look at most are blocked or damaged outlets and blistering in felt or asphalt.

Flat roofs in smaller places like Pond Park can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your questions about flat roof surveys in Pond Park

Do you carry out roof surveys in Pond Park?

Yes, Pond Park is one of the places we work. The survey and report are the same in Pond Park as anywhere else, and visits run on weekdays and weekends.

Is my home in Pond Park listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How many years has my flat roof got left?

We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or email us with the address.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Some parts of a survey depend on the weather, so a visit to Pond Park is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

What affects the price in Pond Park

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • How big the roof is
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What we need to know

We’ll normally ask about:

  • The property’s address and postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

Flat roofs in Pond Park

Cholesbury Manor House, about 3 miles north-west, is one of the historic houses in the wider area around Pond Park. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Take a building like Ivingswood Academy: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
