Gutter survey in Hedsor, Buckinghamshire

Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- What’s hidden inside a downpipe
- What’s behind fascias and inside walls
- Gutters out of sight from every safe vantage point

How a gutter survey works in Hedsor
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, outlets and hoppers and parapet and box gutters, and the problems we are asked to look at most are leaks at the gutter joints and soffits marked by water.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What a gutter survey looks like in Hedsor
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.1 miles south lies Cliveden, a reminder of how long the area around Hedsor has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark like Cores End United Reformed Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Bourne End station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a survey costs
We confirm the price for your survey before booking. This is what makes a difference:
- The height of the building and how the roof can be seen safely
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
- The shape of the roof and its details
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
What to tell us when you contact us
Some details help us suggest the right survey and price. When you get in touch, it’s useful to mention:
- Photos of the roof, taken safely from ground level or a window
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch

Questions from Hedsor
Will you come out to Hedsor?
Yes. Hedsor is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
How do I find out if my home in Hedsor is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
What do I do with the report?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
How the survey works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for most houses, and about three to four hours for a commercial roof. Somewhere as small as Hedsor, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Find any records of previous roof work
- If it isn’t your property yet, arrange access through the agent
- Tell us where we can park nearby

Related advice
Do you need a gutter survey in Hedsor?
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.
People typically book a survey after spotting one of these:
- Water spilling over the gutter edge
- Leaks at the gutter joints
- Sagging gutters and loose brackets
- Valley or box gutters that overflow inside
If you look after a building such as St Paul's Church of England Combined School, a written record of a large roof helps plan work for the holidays rather than in term time.

Useful tips for Hedsor property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Look for new stains on ceilings below valleys after rain
- Ask for valleys and parapet gutters to be cleared too
- Don’t climb a ladder to look in the gutters
- Watch for green marks down the brickwork
The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
