Need a drone roof survey in Hedsor?

Why act early in Hedsor

On a tall building, problems are frequently found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. In a place like Hedsor, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Drone roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

How a drone roof survey works in Hedsor

A drone can see more than your roof, so we take care. We keep the camera on the roof we are surveying, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we are there to survey. If you’re worried about worn lead at chimneys and walls and eroded pointing on a chimney stack, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Hedsor are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

FAQs for Hedsor

Is Hedsor within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Are there drone restrictions around Hedsor?

Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What does a roof survey cost?

Prices start from £400, including VAT. What you pay for your roof depends on its size, height, access and the package.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. We will say if a specialist is needed.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.

Drone roof surveys around Hedsor

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Cliveden lies about 1.1 miles south, so building around Hedsor goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. Take a building like St Paul's Church of England Combined School: a view from above covers a wide roof far faster than walking it.

The survey, step by step

After the inspection, everything we found is written up as a photo-illustrated written report. On timing, most surveys take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Hedsor needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Make sure the loft hatch can be reached
  • Mention any parking restrictions on your street

Advice

Common roof problems in Hedsor

Many roofs are never seen properly from ground level. Rear slopes, valleys and the tops of chimneys are hidden. Problems in those places frequently go unseen until they leak, which is why owners turn to a drone.

It is worth booking a survey if you’ve seen:

  • Vegetation in valleys and gutters
  • Tired mortar and pots at the top of a stack
  • Ridge and hip pieces working loose
  • Blistered or cracked flat roof coverings

Take an older house close to Cores End United Reformed Church: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What a good roof survey covers

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What a drone roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A flight where airspace permission is refused
  • Photos in conditions too poor to fly
  • Whether the roof structure meets design loads

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.
