What happens if roof problems are left?

Landlord roof surveys for homes and businesses in Hedsor
We survey let and shared roofs in Hedsor and across London and South East England. Time on site usually takes about one to two hours for a single let house, with blocks of flats taking longer. We inspect from the ground, vantage points, the loft space and the roof where it’s safe, and by drone where it’s applicable. A written report with photos follows. We are frequently asked to look into loose ridge or hip tiles and gaps where tiles or slates have slipped, across gutters and downpipes, converted houses and blocks of flats.
Some older homes in villages like Hedsor are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Responsibility under a lease
- The structure in the way a structural engineer would assess it
- A full building survey of every part of the property
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.

Checking the roof from ground level
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most houses, and more on a big or complicated roof. Somewhere as small as Hedsor, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Preparing for the visit
- Find any records of previous roof work
- Note where any stains or damp appear
- Agree roof access with the managing agent if it’s shared

Advice
How the survey changes by roof type
Gutters and downpipes
Water from failed gutters often shows as damp inside. We record what we see.
Party-wall upstands and parapets
A parapet can hide a gutter that is hard to see. They’re checked where safe access allows.
Hedsor homes and their roofs
With Cliveden about 1.1 miles south, Hedsor sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Bourne End station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you own one of the older houses in the streets near Cores End United Reformed Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like St Paul's Church of England Combined School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Hedsor questions
I let a flat near Bourne End station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
Is my home in Hedsor listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
What if it rains on the day?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Is Hedsor in your area?
Yes. Our area covers London and South East England, and that includes Hedsor.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take between one and two hours for a single let house, with blocks of flats taking longer. The written report follows by email.
