About our gutter survey in Nether Winchendon

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. Typical surveys look at downpipes that are split or coming away and choked outlets or hopper heads, on outlets and hoppers, fascias and soffits and valley gutters.

In a small place like Nether Winchendon, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Common questions in Nether Winchendon

I let a flat near Haddenham & Thame Parkway station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Nether Winchendon?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

How experienced are you?

Over 20 years and more than 5,000 surveys.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Watch the gutters during heavy rain
  • Get the gutters cleaned out every year
  • Check that downpipes are firmly fixed to the wall
  • Have overhanging branches cut back

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

What a gutter survey does not cover

Before booking, it is worth knowing what a survey will not do:

  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Landlords, agents and block managers in Nether Winchendon

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

How it works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. For a village or hamlet like Nether Winchendon, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch

Advice

Why it is worth a survey now in Nether Winchendon

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building typically during the worst downpours. Having them checked before autumn and winter makes sense. Where a roof is exposed, as many are in small places like Nether Winchendon, driving rain gets into any weakness, and damp in older walls is slow to dry out.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

Nether Winchendon homes and their roofs

Waddesdon Manor, about 2.5 miles north, is one of the historic houses in the wider area around Nether Winchendon. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Cuddington and Dinton CofE School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Haddenham & Thame Parkway station may find that the gap between tenancies is a good time to have the roof looked at. If your house is among the older ones in the streets near Parish Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.
