Gutter surveys for homes and businesses in Aston Abbotts

Some gutters are easy to see from the street but a good many gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey valley gutters, outlets and hoppers and downpipes, and people most often book us about downpipes that are split or coming away and gutters full of debris and silt.

In a small place like Aston Abbotts, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Gutter surveys around Aston Abbotts

About 3.1 miles north-east lies Ascott House, a reminder of how long the area around Aston Abbotts has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Aylesbury station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Wingrave Church of England Combined School will know that large buildings have long gutter runs and big roofs that need checking like any other.

How it works

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours on an ordinary house, and longer for a large or complex roof. Somewhere like Aston Abbotts needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Related advice

Aston Abbotts: your questions answered

I let a flat near Aylesbury station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Aston Abbotts?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it is safe and a drone where applicable.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. Where a roof is exposed, as many are in small places like Aston Abbotts, driving rain gets into any weakness, and damp in older walls is slow to dry out.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Parts of gutters that cannot be seen safely
  • The inside of buried drains
  • Blockages deep inside downpipes

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Eaves gutters

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What affects the price in Aston Abbotts

A few things affect what a survey costs:

  • House, block, shop or office
  • The roof’s overall size
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What we need to know

A little information up front helps. It’s useful to include:

  • Where water is showing inside, if it is
  • Dates you’re working to, like exchange
  • What made you get in touch
  • The style of property, from a terrace to a block

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, call 07833 053749 or send us an email.

Common roof problems in Aston Abbotts

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

These are some of the problems a survey can pick up:

  • Gutters full of debris and silt
  • Rotten fascias or stained soffits
  • Hoppers and outlets full of debris
  • Water backing up from a hidden gutter

Take an older house close to Church of St James: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
