Gutter surveys in Radnage

How a gutter survey works in Radnage

Gutters are normally fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. We survey outlets and hoppers, fascias and soffits and eaves gutters, and the problems we are asked to look at most are gutters full of debris and silt and cracked or loose downpipes.

Somewhere as small as Radnage, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Radnage questions

Will you come out to Radnage?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Radnage is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Does the season matter for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Around Radnage, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check downpipe clips are holding
  • Keep climbers away from the eaves
  • Look for new stains on ceilings below valleys after rain
  • Note any damp stains below the gutters

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Gutter surveys around Radnage

With West Wycombe Park House about 3.2 miles south-east, Radnage sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as Radnage Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Saunderton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Older roofs in small places like Radnage can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we will plan the visit with that in mind.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from each safe vantage point

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
