Surveys for landlords and agents in Rout's Green

Any of our surveys can be booked by landlords, agents and building managers in Rout's Green. To discuss a property or a block, phone 07833 053749 or email us.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

Gutter survey in Rout's Green: what you get

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photographs. Typical surveys look at downpipes that are split or coming away and gutters that have fallen out of line, on valley gutters, eaves gutters and fascias and soffits.

In a small place like Rout's Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Look out for overflows when it pours
  • Get trees that overhang the gutters trimmed
  • Do not leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow and spilled water harms brickwork and woodwork.

Common questions in Rout's Green

Do you cover smaller places like Rout's Green?

Yes, Rout's Green is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can a landlord with a rental near Saunderton station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or use the contact form and let us know about the building.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Will you check the drains below ground?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Gutter surveys in Rout's Green: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 3.6 miles south-east lies West Wycombe Park House, a reminder of how long the area around Rout's Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If your house is among the older ones in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Saunderton station, a dated record of the roof is useful when planning maintenance across a let.

Rout's Green is about 6 miles north-west of High Wycombe, in Buckinghamshire. If you’re in Rout's Green, booking works exactly as it does anywhere else: a call or an email, a price, then a date. When to book a survey in Rout's Green

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

It’s worth booking a survey if you’ve seen:

  • Cracked or loose downpipes
  • Choked outlets or hopper heads
  • Joints that drip after rain
  • Brackets that have dropped or snapped

Anyone responsible for a site like Bledlow Ridge School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • What the survey will not cover
  • Is there a chance to talk the report through?
  • Whether you get a written report with photos
  • Their drone registration, if they fly one

What to expect from a roof survey

Why act early in Rout's Green

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Where a roof is exposed, as many are in small places like Rout's Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What you get with us

Roof by roof

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Rout's Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed
