Bennett End: your questions answered
Do you survey roofs for landlords with property near Saunderton station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and a few details.
Do you cover smaller places like Bennett End?
Yes, Bennett End is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Do you survey underground drains?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
What does the report include?
A written report with photos, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
How a gutter survey works in Bennett End
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. Typical surveys look at gutters that have fallen out of line and overflowing eaves gutters, across parapet and box gutters, valley gutters and outlets and hoppers.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Leave it or get it looked at?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In a small place like Bennett End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Local roofs in Bennett End
A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With West Wycombe Park House about 3.4 miles south-east, Bennett End sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Saunderton station may find that a dated record of the roof is useful when planning maintenance across a let.

Common roof problems in Bennett End
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.
A survey makes sense if you’ve noticed:
- Gutters overflowing in heavy rain
- Fascia boards damaged by overflowing water
- Leaking or loose downpipes
- Leaks at the gutter joints
If you look after a building such as Radnage Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we do, step by step
The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Bennett End can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a report with photos and recommendations.
