How a gutter survey works in Beacon's Bottom

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. The photos show you exactly what we found. It is an easy job to put off, but they rarely get better. Common reasons to book are downpipes that are split or coming away and gutters overflowing in heavy rain, on fascias and soffits, downpipes and parapet and box gutters.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What a gutter survey looks like in Beacon's Bottom

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With West Wycombe Park House about 2.7 miles east, Beacon's Bottom sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a building such as The Mary Towerton School At Studley Green, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Saunderton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Beacon's Bottom is about 5 miles west of High Wycombe, in Buckinghamshire. Beacon's Bottom is one of many places we visit across Buckinghamshire, for homes and businesses alike. Our Buckinghamshire coverage includes Beacon's Bottom and the places around it. We also survey roofs in Reading.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • The inside of a downpipe along its whole length
  • Underground drains, which need a CCTV drain survey
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

Landlords, agents and block managers in Beacon's Bottom

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

FAQs for Beacon's Bottom

Is Beacon's Bottom within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you survey roofs for landlords with property near Saunderton station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or email us.

What’s in the survey report?

Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Have gutters cleared at least once a year
  • Check from the ground or a window, not a ladder
  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

Leave it or get it looked at?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. In a place like Beacon's Bottom, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

  • Access details, such as a loft hatch or a shared roof

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Somewhere like Beacon's Bottom needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Preparing for the visit

  • Leave side gates unlocked
  • Tell us about parking before the day
  • If it is not your property yet, arrange access through the agent
