Studley Green Gutter Survey
Independent gutter surveys in Studley Green. More than 5,000 surveys completed across London and South East England.
- Brackets that have dropped or snapped
- Cracked or loose downpipes
- Gutters packed with leaves or moss
Common roof problems in Studley Green
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.
We are frequently asked to look at:
- Valley or box gutters that overflow inside
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
- Blocked outlets and hoppers
If you let a flat or house near Saunderton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Questions to ask before you book
- How they plan to inspect the roof safely
- Whether the loft is part of the inspection
- Whether any drone flown is registered with the CAA

Gutter survey in Studley Green: what you get
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. Common reasons to book are cracked or loose downpipes and water backing up from a hidden gutter, on valley gutters, fascias and soffits and eaves gutters.
In a village or hamlet like Studley Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Questions from Studley Green
Does a conservation area affect roof work in Studley Green?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you come out to Studley Green?
Yes, Studley Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Are hidden gutters like valleys and box gutters included?
Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where it applies.
Is a CCTV drain survey included?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How much time does the visit need?
It typically takes about one to two hours on an ordinary house, and longer for a large or complex roof. You will know roughly how long when we arrange the visit.
How the survey changes by roof type
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It is inspected as far as safe access allows.
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
What we do, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Studley Green, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The roof space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
Getting ready for the survey
- Keep pets in another room
- Let us know about parking near the property
- Clear the way to the loft hatch

What a survey costs
All our prices include VAT. The things that change the price are:
- Chimneys, valleys, parapets and other details
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
What to tell us when you get in touch
There is no need for technical words. Just let us know:
- Any stains, drips or damp patches you’ve seen indoors
- Your timetable, such as an exchange date
- What’s prompted the survey
- How the loft is reached, if there is one
A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
What happens if roof problems are left?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Around Studley Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Studley Green homes and their roofs
Historic houses such as West Wycombe Park House, about 2.2 miles east, show how far back building in the area around Studley Green goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as The Mary Towerton School At Studley Green, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
