Gutter survey in Piddington

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are brackets that have dropped or snapped and fascia boards damaged by overflowing water, across outlets and hoppers, parapet and box gutters and downpipes.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Older and listed buildings around Piddington may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Why book us in Piddington

  • Two decades and more of roof surveys
  • Covered by professional indemnity and public liability insurance
  • Photographs and a written report every time
  • An independent look at the roof

Take a look at what a roof survey costs and two real surveys.

What a survey costs

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone
  • The size of the roof

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

If you can, have these to hand when you contact us:

  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from the ground or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Somewhere as small as Piddington, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • Tell us about any leaks, stains or damp patches you know of

What a gutter survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s behind fascias and inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from every safe vantage point

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and doesn’t.

What we look at

  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters
  • Downpipes

Different roofs, different checks

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged for a specialist asbestos surveyor to check.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

What a gutter survey looks like in Piddington

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. West Wycombe Park House, about 1.1 miles east, is one of the historic houses in the wider area around Piddington. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you run a business near Eden, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Saunderton station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St Lawrence's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Piddington is about 4 miles west of High Wycombe, in Buckinghamshire. Piddington gets the same service as everywhere else we work: a close look at what can be seen safely, photographs and a clear written report. We cover towns and villages across Buckinghamshire. We also survey roofs in Reading.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Watch for green marks down the brickwork
  • Make sure downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it
  • Book gutter clearing once a year, more frequently near trees

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Your questions about gutter surveys in Piddington

How do I find out if my home in Piddington is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Saunderton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How long will you be on site?

It usually takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. You will know roughly how long when we arrange the visit.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.
