Gutter surveys in Waterend

How a gutter survey works in Waterend

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey eaves gutters, downpipes and valley gutters, and people most often book us about dripping or leaking gutter joints and sagging gutters and loose brackets.

In a village or hamlet like Waterend, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How we price gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Helping us price your survey

There is no need for technical words. Just let us know:

  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one

A quick phone call is normally the easiest start: phone 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Gutter surveys in Waterend: local notes

Historic houses such as West Wycombe Park House, about 3.1 miles east, show how far back building in the area around Waterend goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Take an older house close to Church of St Mary: old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Radnage Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Saunderton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Roof by roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what is not.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Have gutters cleared at least once a year
  • Check that downpipes are firmly fixed to the wall
  • Look for new stains on ceilings below valleys after rain
  • Watch the gutters during heavy rain

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

How the survey works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Waterend, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • For a flat or shared roof, check access with whoever owns or manages the building

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from every safe vantage point
  • What’s behind fascias and inside walls

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.
