New roof snagging for homes and businesses in Studley Green

Ideally, book snagging before you settle the final invoice while the roofer can still come back easily. If you’ve already paid, check before any defects or warranty period runs out. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer in good time. If you are worried about gutters blocked by building debris and cracked mortar at the ridge or hips, a survey will tell you what’s going on.

Older buildings in small places like Studley Green may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

New roof snagging in Studley Green: local notes

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses such as West Wycombe Park House, about 2.2 miles east, show how far back building in the area around Studley Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Studley Green is about 5 miles west of High Wycombe, in Buckinghamshire. Surveys in Studley Green work the same way as everywhere we cover: a careful inspection, photos and a written report. Across Buckinghamshire, we cover Studley Green. For surveys nearby, see our Reading page.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Watch for gutters overflowing in rain
  • Book snagging before the final payment
  • Keep the contract and invoices together
  • Tell your roofer the work will be inspected

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Keep paperwork for the new roof together. The report belongs with them.

Questions from Studley Green

Will you come out to Studley Green?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Studley Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much is new roof snagging?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just call 07833 053749 or use the contact form for a price.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.

Will you deal with my roofer if there is a problem?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens if roof problems are left?

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Older and listed buildings around Studley Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

Roof by roof

Underlay and ventilation

From the loft, we check the underlay and look for condensation.

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. We photograph any we find.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for a house, or half a day or so for a commercial building. Cottages and farmhouses around Studley Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a photo-illustrated written report of each snag.

Before the survey

  • Make a note of anything you’d like us to look at
  • Tell us about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices

Advice

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Signs you need new roof snagging in Studley Green

Flashings are a common source of snags. Loose or badly fitted flashings can let water in at the first heavy rain.

Look out for signs like these:

  • Flashings not properly dressed or fixed
  • Cracked or slipped new tiles or slates
  • Verge tiles or slates not secured
  • Gutters or fascias damaged during the job

If you own a rental within reach of Saunderton station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before you book any roof surveyor

  • What the report includes, and whether it has photographs
  • How they plan to inspect the roof safely
  • Their insurance cover
  • Will they check the loft as well as the outside?
