What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Cast iron gutters

Cracks frequently open on the back of cast iron downpipes, so we look closely at the walls around them.

Gutter surveys for homes and businesses in Worminghall

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey fascias and soffits, valley gutters and parapet and box gutters, and people most often book us about cracked or loose downpipes and leaves and moss blocking gutters.

In a village or hamlet like Worminghall, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

FAQs for Worminghall

Do you cover Worminghall?

We do. The survey and report are the same in Worminghall as anywhere else.

Does a conservation area affect roof work in Worminghall?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Is there a good time of year to book a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or email us to arrange it.

What will the report tell me?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

What do I do with the report?

You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • The inside of buried drains

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at a typical home, and more on a big or complicated roof. In a hamlet or village like Worminghall, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Keep pets inside or away from the areas we are looking at

How to book

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or send us an email.

Roofs, chimneys and gutters in Worminghall

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Boarstall Tower, about 3.8 miles north, show how far back building in the area around Worminghall goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Ickford School: a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Worminghall is about 5 miles west of Thame, in Buckinghamshire. Whether the building in Worminghall is a house, a flat or a commercial unit, we can survey the roof. Our Buckinghamshire coverage includes Worminghall. You can also see our page for Oxford.

Useful tips for Worminghall property owners

These tips come from what we see on roofs every week:

  • Look for new stains on ceilings below valleys after rain
  • Include valley, parapet and box gutters when clearing
  • Look for green streaks or damp patches on walls
  • Have gutters cleared at least once a year

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Why it is worth a survey now in Worminghall

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. For older village homes like those around Worminghall, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
