How a gutter survey works in Kingswood

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. Typical surveys look at fascia boards damaged by overflowing water and downpipes that are split or coming away, on parapet and box gutters, outlets and hoppers and valley gutters.

In a small place like Kingswood, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Gutter surveys around Kingswood

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3 miles south-east lies Waddesdon Manor, a reminder of how long the area around Kingswood has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like Grendon Underwood Combined School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, it normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Kingswood, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Blockages deep inside downpipes
  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

Kingswood questions

How do I find out if my home in Kingswood is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Kingswood in the area you cover?

Yes. We work right across London and South East England, and Kingswood is part of that. Just call 07833 053749 or drop us an email and let us know about the property.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or drop us an email.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Don’t leave hidden gutters out of a clear-out
  • Book gutter clearing once a year, more frequently near trees
  • Make sure downpipe clips are holding
  • Get trees that overhang the gutters trimmed

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.
