How a gutter survey works in Drayton Beauchamp
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed gutters full of debris and silt and overflowing valley or parapet gutters, we can find out what’s behind it, on eaves gutters, downpipes and outlets and hoppers alike.
Somewhere as small as Drayton Beauchamp, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most houses, and longer for a large or complex roof. Cottages and farmhouses around Drayton Beauchamp frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building

Advice
Drayton Beauchamp questions
Does a conservation area affect roof work in Drayton Beauchamp?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Tring station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you check the drains below ground?
No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Will you look at parapet and box gutters as well?
Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it’s applicable.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What else we do in Drayton Beauchamp
What we look for on each type of roof
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.
What we’re asked to look at in Drayton Beauchamp
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
People normally book a survey when they’ve noticed something like this:
- Gutters overflowing in heavy rain
- Dripping or leaking gutter joints
- Soffits marked by water
- Valley or box gutters that overflow inside
If you own a rental within reach of Tring station, the gap between tenancies is a good time to have the roof looked at.
Choosing a roof surveyor
- Are they insured for the work?
- How long the report takes to arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What they won’t be able to tell you
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
Drayton Beauchamp homes and their roofs
About 3.6 miles south-east lies Cholesbury Manor House, a reminder of how long the area around Drayton Beauchamp has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Goldfield Infants' and Nursery School, large buildings have long gutter runs and big roofs that need checking like any other.
