Gutter survey in Wilstone: what you get
Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey downpipes, eaves gutters and outlets and hoppers, and common reasons people get in touch are water backing up from a hidden gutter and fascia boards damaged by overflowing water.
In a village or hamlet like Wilstone, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Wilstone, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- Tell us where we can park nearby
- Have any questions written down, so nothing gets missed

Advice
Checking the roof from ground level
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What a survey costs
When we price a survey, we consider:
- Roof area
- The use of thermal imaging or a drone
- The type of building, from a house to a block or an office
- How many separate roofs there are, such as extensions, dormers and garages
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Booking your survey
You don’t need to know any roofing terms. It is enough to let us know:
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from ground level or a window
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.
What we cannot see
A survey is a close look at the gutter, but it cannot do everything. The main limits are:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Damage hidden inside walls or behind boards
- Hidden sections we cannot view safely
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Different roofs, different checks
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
What we’re asked to look at in Wilstone
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.
A survey can pick up problems such as:
- Downpipes that are split or coming away
- Blocked outlets and hoppers
- Joints that drip after rain
- Brackets that have dropped or snapped
For landlords with property near Cheddington station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Choosing a roof surveyor
- Whether you get a written report with photos
- What experience they bring
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which limits apply to the survey

What a gutter survey looks like in Wilstone
The wider area around Wilstone has a long history of building, with Cholesbury Manor House about 4.6 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near St Cross, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Marsworth Church of England Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Questions from Wilstone
Does a conservation area affect roof work in Wilstone?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can a landlord with a rental near Cheddington station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.
What does the report include?
A written report with photos, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
