Common questions in Wilstone

How do I find out if my home in Wilstone is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Wilstone?

That depends on where the roof is and on the weather. Wilstone is about 3 miles from RAF Halton, so the Drone Safety Map is checked for restrictions around it before we fly. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

What conditions are best for thermal imaging?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Thermal roof surveys for homes and businesses in Wilstone

Thermal imaging is useful when a damp patch has no clear cause. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’ve noticed water that travels before it shows and patches of heat loss across the roof, we can find out what’s behind it, on insulated roof spaces, loft conversions and flat roofs alike.

Older buildings in small places like Wilstone may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden layers that need to be opened up to check
  • A formal energy assessment
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Thermal roof surveys around Wilstone

RAF Halton is about 3 miles from Wilstone. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

If yours is one of the older homes in the streets near St Cross, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Historic houses such as Cholesbury Manor House, about 4.6 miles south, show how far back building around Wilstone goes. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Common roof problems in Wilstone

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Common reasons to book include:

  • Leaks far from where the stain appears
  • Damp where roofs meet walls and chimneys
  • Cold areas below the roof
  • Wet insulation beneath the membrane

Take a building like Marsworth Church of England Infant School: a drone or thermal camera can show a large roof in a single visit.

What to expect from a roof survey

Leave it or get it looked at?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Outbuildings and barns around Wilstone are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Roof by roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Wilstone frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Check the loft hatch can be reached
  • Have any questions written down, so nothing gets missed
