Thermal roof surveys for Grovehill homes and businesses

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Make sure the loft can be reached safely
  • Heat the home normally on the days before
  • Clear leaves from outlets and gutters each autumn
  • Talk to us about the weather when booking

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.

Thermal roof survey in Grovehill: what you get

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you’ve noticed cold spots on ceilings under the roof and damp where roofs meet walls and chimneys, we can find out what’s behind it.

Even in a smaller place like Grovehill, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Parking around Grovehill is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, check with the agent that we can get in

How to book

Our price is from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

Advice

Airspace, weather and Grovehill roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For an older house near a landmark such as Alexandra Road Congregational Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. High Elms Manor lies about 4.8 miles south-east, so building around Grovehill goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Grovehill is about 1 mile west of Hemel Hempstead, in Hertfordshire. From houses to flats and shops in Grovehill, the roof can be surveyed. Across Hertfordshire, we cover Grovehill. For surveys nearby, see our Milton Keynes page.

Thermal roof surveys in HP2, HP1 and HP3 work the same way as everywhere else we cover. We offer thermal roof surveys to properties on Park Lane, Wood Lane and Bury Road and the roads around them. Grovehill sits on or near the A4146, so getting to you is simple. Other places close to Grovehill include Woodhall Farm (1 mile north), Hemel Hempstead (1 mile east), Adeyfield (1 mile east), Boxmoor (1 mile south-west) and Warner's End (1 mile west). Within a short drive, we also cover Watford (7 miles south-east), St Albans (6 miles east), Welwyn Garden City (12 miles east), Harpenden (7 miles north-east), Hatfield (10 miles east) and Borehamwood (10 miles south-east).

How the survey changes by roof type

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

What a thermal roof survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment
  • Reliable images in rain, strong wind or on a wet roof surface

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Flat roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Pitched roof slopes
  • Loft conversions
  • Commercial roofs

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Signs you need a thermal roof survey in Grovehill

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. A thermal camera adds another way of finding them.

We’re often asked to look at:

  • Leaks that are hard to trace
  • Areas losing heat at the eaves and junctions
  • Damp around chimneys and parapets
  • Damp patches with no obvious cause

Anyone responsible for a site like South Hill Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Grovehill questions

Is Grovehill in the area you cover?

Yes, Grovehill is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or send us an email with the address and some details.

Is my home in Grovehill listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
