What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Ceilings below the roof
  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes

How a thermal roof survey works in Highfield

Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. If you’ve noticed areas losing heat at the eaves and junctions and ceilings that feel colder in places, we can find out what’s behind it, whatever the roof.

Older cottages and houses around Highfield may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Thermal roof surveys around Highfield

Highfield is part of Hemel Hempstead, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches and flat-roofed additions are hard to see from ground level, so aerial and thermal views add detail. About 4.4 miles east lies Batchwood Hall, a reminder of how long the area around Highfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you live in an older home near St Paul's, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Anyone responsible for a site like Yewtree Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Highfield is about 1 mile north of Hemel Hempstead, in Hertfordshire. Highfield is one of many places we visit across Hertfordshire. Highfield is one of the towns and villages in Hertfordshire we cover. You can also see our page for Milton Keynes.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Clear leaves from outlets and gutters each autumn
  • Keep a record of when stains appear
  • Heat the home normally on the days before
  • Check the loft can be reached safely

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there often is around Highfield, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Advice

Should I look at the roof myself first?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

What a survey costs

When we price a survey, we consider:

  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Which survey package you book
  • The height of the building and how the roof can be seen safely

All our prices include VAT. Our price is from £400, including VAT. You will know the price for your survey before booking.

What we need to know

To price your survey accurately, we will ask about:

  • Any photos you have, taken from ground level or a window
  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Highfield questions

Do you cover smaller places like Highfield?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Highfield?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Will the camera show exactly where the water is?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
