  • Leaks that are hard to trace
  • Gaps in loft insulation

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Thermal roof surveys for homes and businesses in Tringford

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. Typical surveys look at damp that repairs haven’t cured and damp where roofs meet walls and chimneys, across ceilings below the roof, insulated roof spaces and loft conversions.

In a small place like Tringford, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Common questions in Tringford

Is my home in Tringford listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover smaller places like Tringford?

Yes. Tringford is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

What conditions are best for thermal imaging?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at a typical home, and longer for a large or complex roof. The report is sent afterwards by email.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is thermal imaging included in your surveys?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What we need to know

Before you get in touch, it helps to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from the ground or a window
  • The type of building and roof, like pitched or flat
  • The property’s address and postcode

When you are ready to go ahead, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

Useful tips for Tringford property owners

From years of surveys, a few habits stand out as worth the effort:

  • Keep outlets and gutters clear to stop water sitting
  • Let us know where and when you’ve seen damp or stains
  • Photograph damp patches with the date
  • Keep the report to compare against after any repair

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether that is asking for work or discussing the price.

Consider a repeat survey after major work on the roof in suitable weather.

What we look for on each type of roof

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there’s a pattern around them.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.

Thermal roof surveys in Tringford: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Cholesbury Manor House lies about 4.1 miles south, so building around Tringford goes back a long way. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. The streets around a church like Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps. For site and facilities teams at buildings such as Marsworth Church of England Infant School, a drone or thermal camera can show a large roof in a single visit.

Tringford is about 5 miles north-west of Berkhamsted, in Hertfordshire. In Tringford, as across Hertfordshire, every roof gets the same careful survey. Our area takes in places right across Hertfordshire, large and small. There is also a page for Milton Keynes.

Surveys in HP23 work the same way as everywhere else we cover. Local streets include Tring Ford Road and Wiggles Lane, and we cover them all. Other places close to Tringford include Startop's End (1 mile north), Marsworth (1 mile north), Wilstone (1 mile north-west), Bulbourne (1 mile east) and Gubblecote (1 mile north-west). Within a short drive, we also cover Hemel Hempstead (10 miles south-east), St Albans (15 miles east), Harpenden (14 miles east), Berkhamsted (5 miles south-east), Rickmansworth (15 miles south-east) and Chorleywood (13 miles south-east).

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Tringford, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.
