Thermal roof survey in Bulbourne: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey commercial roofs, ceilings below the roof and pitched roof slopes, and people most often book us about moisture around outlets and upstands and heat escaping through the roof.

Older buildings in small places like Bulbourne may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Bulbourne: your questions answered

Do you carry out roof surveys in Bulbourne?

Yes. Our area covers London and the South East, and Bulbourne is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Is Bulbourne within the area you cover?

Yes. Bulbourne is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

Will thermal imaging find my leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Can a thermal camera see water?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

What happens on the day

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Bulbourne, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Note where any stains or damp appear
  • Leave side gates unlocked
  • Make sure the loft hatch can be reached

Different roofs, different checks

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Pitched slate and tile roofs

Slate and tile roofs are frequently harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there’s safe access.

Why get it checked now?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, instead of trying repair after repair. In a small place like Bulbourne, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Photos and a written report every time

  • Thermal imaging and drone inspection where they help
  • Surveys seven days a week

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Take photos of stains as they appear, so we can compare
  • Check the loft can be reached safely
  • Ask us about the forecast if rain is expected
  • File the images with your roof records

Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Readings unaffected by sun, shade or reflections
  • Whether the deck or roof structure is strong enough
  • A formal energy assessment

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Commercial roofs
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Pitched roof slopes
  • Loft conversions

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Thermal roof surveys around Bulbourne

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Cholesbury Manor House, about 4.1 miles south, is one of the historic houses in the wider area around Bulbourne. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. For an older house near a landmark like St Mary's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. For site and facilities teams at buildings such as Grove Road Primary School, a drone or thermal camera can show a large roof in a single visit.
