Gutter survey in Tringford

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen, from the ground, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We are often asked to look into gutters packed with leaves or moss and overflowing valley or parapet gutters, across outlets and hoppers, parapet and box gutters and fascias and soffits.

In a small place like Tringford, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Note any damp stains below the gutters
  • Ask for valleys and parapet gutters to be cleared too
  • Don’t climb a ladder to look in the gutters
  • Have gutters cleared at least once a year

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Why act early in Tringford

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. For older village homes like those around Tringford, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the exact price before booking.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Tringford can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Keep pets in another room
  • Move anything stored under the loft hatch

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

Gutter surveys in Tringford: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 4.1 miles south lies Cholesbury Manor House, a reminder of how long the area around Tringford has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take a building like Marsworth Church of England Infant School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Tring station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tringford questions

Is my home in Tringford listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Tringford?

Yes, Tringford is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Do you survey at weekends?

Yes. Surveys are carried out seven days a week. Just phone 07833 053749 or drop us an email to arrange a day.

How long will you be on site?

A visit usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when you book.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
