Pre-purchase roof survey in Tringford: what you get

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. We survey flat-roofed extensions and dormers, clay and concrete tiles and chimney stacks, and common reasons people get in touch are slipped or missing slates and tiles and loose pots and cracked flaunching.

Somewhere as small as Tringford, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. Rural addresses near Tringford can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Make sure pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches

Tringford: your questions answered

Do you cover smaller places like Tringford?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you cover Tringford?

Yes, Tringford is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Can I use the report to negotiate on price?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

Pre-purchase roof surveys around Tringford

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Cholesbury Manor House, about 4.1 miles south, show how far back building in the area around Tringford goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Common roof problems in Tringford

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs.

We’re often asked to look at:

  • A ridge or slope that dips
  • Gaps where slates or tiles have come loose
  • Bitumen or mortar used in place of proper repairs
  • Standing water on a flat extension roof

If you let a flat or house near Tring station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • Will the report include photos?
  • Are they insured for the work?

Landlord and commercial surveys in Tringford

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Why get it checked now?

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. For an older or listed building in a place like Tringford, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
