Pre-purchase roof surveys in Gubblecote

Pre-purchase roof survey in Gubblecote

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. Common reasons to book are sagging ridge lines or uneven roof slopes and gutters that overflow or drip at the joints, across lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers.

For a small place like Gubblecote, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Ask for loft access on the day
  • Mention any deadline when you get in touch
  • Do not leave it until just before exchange
  • Request records of any re-roofing

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

What we can’t see

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • The condition of the rest of the house (that is a RICS home survey)
  • What’s under the slates, tiles or felt
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

Gubblecote: your questions answered

Do you cover Gubblecote?

Yes, Gubblecote is one of the places we work. The survey and report are the same in Gubblecote as anywhere else.

Is Gubblecote within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you need access inside the house?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Buying a home or a new roof in Gubblecote

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 4.8 miles north lies Ascott House, a reminder of how long the area around Gubblecote has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For landlords with property near Cheddington station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Signs you need a pre-purchase roof survey in Gubblecote

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Look out for signs like these:

  • Gutters choked with leaves and moss
  • Damp timbers or stains in the loft
  • Patch repairs that may hide an ongoing problem
  • Blistered or split felt on a flat roof

The streets around a church such as St Cross are often among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • Are they insured for the work?
  • Whether VAT is in the quoted price
  • Whether the loft is part of the inspection
  • What the survey won’t cover

What’s in a roof survey

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Gubblecote often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Unlock side gates and any roof access doors
  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch

Leave it or get it looked at?

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Why us?

  • Customer satisfaction of 98%
  • More than 5,000 surveys completed
