Pre-purchase roof surveys near Startop's End

Pre-purchase roof surveys for homes and businesses in Startop's End

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. Common reasons to book are ponding, blisters or splits on a flat roof and slipped or missing slates and tiles, on chimney stacks, flat-roofed extensions and dormers and gutters and downpipes.

Some older homes in villages like Startop's End are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Startop's End questions

Is Startop's End within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Startop's End is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can I use the report to negotiate on price?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, call 07833 053749 or email us.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll explain what’s needed.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

What happens if roof problems are left?

A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. Outbuildings and barns around Startop's End are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. We will confirm the figure before booking.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. Most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Startop's End, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices
  • Let us know about parking near the property

Pre-purchase roof surveys around Startop's End

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Startop's End has a long history of building, with Cholesbury Manor House about 4.4 miles south. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Tring station may find that a written report helps before buying a rental or paying for a new roof on one.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey will not do:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Before and after the survey

From years of surveys, a few habits stand out:

  • Share the report with your solicitor
  • Find out whether the roof has been replaced or patched
  • For a flat, check who is responsible for the roof
  • Mention any deadline when you contact us

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

Freeholders and residents’ companies use a roof report to plan and budget.
