Gutter survey in Speen: what you get
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It is an easy job to put off but it rarely improves. We survey downpipes, valley gutters and outlets and hoppers, and the problems we are asked to look at most are blocked outlets and hoppers and cracked or loose downpipes.
Somewhere as small as Speen, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
The report records the gutter as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Different roofs, different checks
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
What a gutter survey does not cover
Before you book, it’s worth knowing what a survey won’t do:
- The inside of buried drains
- Blockages deep inside downpipes
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.
Roof types and parts we check
- Parapet and box gutters
- Valley gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
- Eaves gutters
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for a house, and more on a big or complicated roof. In a small place like Speen, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a report with photographs and recommendations.
Before we arrive
- Jot down any questions you want answered
- Unlock side gates and any roof access doors
- If you’re buying, let the agent know when we are coming

What we are asked to look at in Speen
Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.
Most people get in touch after spotting something like this:
- Cracked or loose downpipes
- Gutters full of debris and silt
- Gutters overflowing in heavy rain
- Rotten fascias or stained soffits
If you let a flat or house near Saunderton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is added on top
- How they plan to inspect the roof safely
- What exactly goes into their report
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Look for downpipes coming loose
- Note any damp stains below the gutters
- Look for new stains on ceilings below valleys after rain
- Don’t climb a ladder to look in the gutters
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
Local roofs in Speen
Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 3.1 miles south lies Hughenden Manor, a reminder of how long the area around Speen has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you live in an older home near Speen Church (Baptist), the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Speen CofE VA School: large buildings have long gutter runs and big roofs that need checking like any other.
