How new roof snagging works in Speen

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs along with any damage to other parts of the property. It’s all recorded with photos. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. If you’ve noticed offcuts and broken tiles left behind and missing or blocked roof ventilation, a survey will tell you what’s going on, on replacement roofs, new-build homes and flashings and valleys alike.

Somewhere as small as Speen, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Local roofs and buyers in Speen

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 3.1 miles south lies Hughenden Manor, a reminder of how long the area around Speen has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Saunderton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

FAQs for Speen

Do you carry out roof surveys in Speen?

Yes, Speen is one of the places we work. The survey and report are the same in Speen as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Speen?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How do I book a survey in Speen?

Just call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How much is new roof snagging?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or send us an email for a price.

What we are asked to look at in Speen

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

A survey makes sense if you’ve noticed:

  • Cracked or slipped new tiles or slates
  • Loose or badly finished ridge tiles
  • Untidy or loose verge details
  • Damage to other parts of the building

For an older house near a landmark such as Speen Church (Baptist), a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included
  • When you will get the report

What a roof survey includes

Roof by roof

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We check it where it is visible.

Flashings

Flashings around chimney stacks are a common weak point and are looked at closely.

Useful tips for Speen property owners

Nothing here needs a ladder. A few suggestions:

  • Check ceilings and the loft after heavy rain
  • Check that gutters weren’t left full of offcuts
  • Put any issues to your roofer in writing
  • Arrange the inspection before settling the final bill

After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In a small place like Speen, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before the survey

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • Tell us about any leaks, stains or damp patches you know of
