About our gutter survey in Lacey Green

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey eaves gutters, parapet and box gutters and valley gutters, and the problems we’re asked to look at most are leaks at the gutter joints and water spilling over the gutter edge.

Somewhere as small as Lacey Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What affects the price in Lacey Green

Prices vary from roof to roof, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What to tell us when you get in touch

What helps most when you contact us:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.

Roof by roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Lacey Green questions

Is Lacey Green within the area you cover?

Yes. Lacey Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Lacey Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

Does the report include photographs?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Damage hidden inside walls or behind boards
  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits

Before and after the survey

From years of surveys, a few habits stand out:

  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it
  • Watch ceilings under valley gutters for fresh marks
  • Look out for overflows when it pours

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take about one to two hours at most homes, and more on a big or complicated roof. Older roofs in small places like Lacey Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Clear the way to the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices

Lacey Green homes and their roofs

West Wycombe Park House, about 3.8 miles south, is one of the historic houses in the wider area around Lacey Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as St John's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Saunderton station, a dated record of the roof is useful when planning maintenance across a let.

Common roof problems in Lacey Green

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

We are frequently asked to look at:

  • Choked outlets or hopper heads
  • Leaves and moss blocking gutters
  • Joints that drip after rain
  • Rotten fascias or stained soffits

If you own one of the older houses in the streets near Church of St John the Evangelist, its roof may have old fixings, lead flashings and chimneys that need a closer look.
