About our gutter survey in Lamport
Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed gutters that have fallen out of line and blocked outlets and hoppers, we can find out what’s behind it, on parapet and box gutters, valley gutters and outlets and hoppers alike.
In a village or hamlet like Lamport, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Lamport often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Why it’s worth a survey now in Lamport
Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without one, it is guesswork from the ground. Older and listed buildings around Lamport may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Lamport: your questions answered
Is Lamport in the area you cover?
Yes, Lamport is one of the places we work. Every survey there gets the same written report with photos.
How do I find out if my home in Lamport is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is a Saturday or Sunday visit possible?
Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or email us.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What happens after the survey?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Will you fly a drone over my roof?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

What affects the price in Lamport
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
- How big the roof is
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Helping us price your survey
Here’s what helps us most when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
- Dates you are working to, such as exchange
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
Roofs, chimneys and gutters in Lamport
A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 0.9 miles west lies Stowe House, a reminder of how long the area around Lamport has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Parish Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park such as Stowe Park and Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings like Akeley Wood Senior School, large buildings have long gutter runs and big roofs that need checking like any other.

Different roofs, different checks
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
