Gutter Survey in Ashley Green
We take a careful look at the gutter at your property in Ashley Green, with photos and a written report.
- Leaves and moss blocking gutters
- Cracked or loose downpipes
- Dripping or leaking gutter joints
Gutter survey in Ashley Green: what you get
Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at cracked or loose downpipes and water spilling over the gutter edge, across eaves gutters, valley gutters and fascias and soffits.
In a small place like Ashley Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The inside of a downpipe along its whole length
- Underground drains, which need a CCTV drain survey
- Asbestos testing of old gutters, downpipes or soffits
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.
What we look at
- Valley gutters
- Outlets and hoppers
- Parapet and box gutters
- Eaves gutters
- Downpipes
- Fascias and soffits
The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Ashley Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it’s safe to get into.
- You get a photo-illustrated written report and recommendations.
How to prepare
- If it is not your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors
- For a flat or shared roof, check access with the building owner or managing agent

How we price gutter surveys
Prices always include VAT. The things that change the price are:
- If the survey needs thermal imaging or a drone
- How big the roof is
- The shape of the roof and its details
- The height of the building and how the roof can safely be seen
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
A little information up front helps. It’s useful to include:
- Anything about access we should know
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
- Where any leaks, stains or damp patches show inside
Most bookings start with a short call: call 07833 053749 or email us, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
Different roofs, different checks
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.
Box and secret gutters
Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Roofs, chimneys and gutters in Ashley Green
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Cholesbury Manor House, about 3.1 miles west, show how far back building in the area around Ashley Green goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
If you own a rental within reach of Berkhamsted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Parish Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Ashlyns School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Ashley Green
Can a landlord with a rental near Berkhamsted station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Ashley Green?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you tell me if my old gutters contain asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Is there a good time of year to book a gutter survey?
There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
