How a gutter survey works in Oving

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are joints that drip after rain and valley or box gutters that overflow inside, on fascias and soffits, parapet and box gutters and downpipes.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why it’s worth a survey now in Oving

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In a place like Oving, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Take a look at what a roof survey costs and two real surveys.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Common questions in Oving

Does a conservation area affect roof work in Oving?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey roofs for landlords with property near Aylesbury Vale Parkway station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

For landlords and managing agents

Landlords, agents and building managers in Oving and across Buckinghamshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Roofs, chimneys and gutters in Oving

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Waddesdon Manor, about 4.5 miles south-west, is one of the historic houses in the wider area around Oving. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own a rental within reach of Aylesbury Vale Parkway station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Whitchurch Combined School: a written record of a large roof helps plan work for the holidays rather than in term time.

Oving is about 5 miles north of Aylesbury, in Buckinghamshire. Houses, flats, blocks and commercial buildings in Oving can all book gutter surveys, with a written report and photographs every time. Oving is one of the towns and villages in Buckinghamshire where we work for gutter surveys. You can also see our page for Milton Keynes.

What we are asked to look at in Oving

Plenty of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.

Things that frequently lead to a survey include:

  • Choked outlets or hopper heads
  • Gutters overflowing in heavy rain
  • Gutters full of debris and silt
  • Gutters that have fallen out of line

If you live in an older home near Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What follow-up you get after the report
  • Which viewpoints they use to see the roof
  • What they won’t be able to tell you

What a roof survey includes

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely
  • Asbestos testing of old gutters, downpipes or soffits

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Oving, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered
  • Check we can get to the back of the property

Arrange a survey

Most bookings start with a short call: call 07833 053749 or email us and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
