Questions from Oving

Is Oving within the area you cover?

Yes. Oving is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you fly a drone over a roof in Oving?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in strong wind or heavy rain.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

What does a roof survey cost?

Prices start from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

How a drone roof survey works in Oving

A drone shows the outside of a roof very well, but it cannot see inside. Where there is safe access, we look in the loft space too, since that is where leaks and condensation often show first. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft cannot be reached safely, we note it. If you’re worried about slates or tiles shifted by high winds and lifted or split lead flashings, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Oving may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Share the postcode so we can check for restrictions
  • Make sure there’s room outside for the drone to take off
  • Allow time for permission if you are in a flight restriction zone
  • Mention anything you’ve noticed on the roof

Your report arrives by email, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we are there. In a hamlet or village like Oving, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. Where there is safe access, we check the loft as well.
  5. The report sets out what we found, with photos and recommendations.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • If you are buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we’re looking at

Honest limits

It helps to know what a survey won’t do before you book:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Close-up photos of next door’s property

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

What we look at

  • Fragile roofs
  • Large and complex roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Chimney stacks

Landlord and commercial surveys in Oving

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Should I look at the roof myself first?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What a survey costs

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What to tell us when you contact us

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • The type of building and roof, such as pitched or flat
  • Your timetable, such as an exchange date

Our price is from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

Drone roof surveys in Oving: local notes

Waddesdon Manor, about 4.5 miles south-west, is one of the historic houses in the wider area around Oving. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Take an older house close to Church of All Saints: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Take a building like Whitchurch Combined School: thermal images can show where wet insulation sits under a big flat roof.
