Drone roof survey in Pitchcott: what you get
Every flight starts with an airspace check. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. If you are worried about coverings that have slipped high up on the roof and lifted or split lead flashings, a survey will tell you what’s going on, on valleys and parapet gutters, flat roofs on upper floors and large and complex roofs alike.
In a small place like Pitchcott, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Pitchcott
Do you cover smaller places like Pitchcott?
Yes. Pitchcott is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you fly a drone over a roof in Pitchcott?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.
What’s in the report?
Written findings with photos, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
What happens next?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Drones, thermal imaging and Pitchcott roofs
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
Waddesdon Manor lies about 3.7 miles south-west, so building around Pitchcott goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager does not touch the roof itself. If you live in an older home near Church of St. Giles, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Take a building like Whitchurch Combined School: a view from above covers a wide roof far faster than walking it.

How we price drone roof surveys
Not every roof costs the same to survey, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- The height of the building and how the roof can be seen safely
- Commercial roofs and larger buildings
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £400, including VAT.
Booking your survey
Some details help us recommend the right survey and price. When you contact us, let us know:
- Whether there is a loft hatch, a shared roof or tricky access
- Pictures from the garden or a window, if you have them
- Dates you are working to, such as exchange
- Why you want a survey: buying, a leak, a storm or new work
Booking is simple: just call 07833 053749 or use the contact form and give us some details about the property and we’ll suggest the right survey. We confirm the price before anything is booked.
Before and after the survey
Over many surveys, some simple habits stand out:
- Check there’s room outside for the drone to take off
- Be ready to move the date if the weather turns
- Keep dogs indoors during the visit
- Give us the full address so we can check the airspace
The Premium Survey report comes the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.
Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.
What a drone roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Photos in conditions too poor to fly
- The underside of the roof (that needs an inside check)
- Flights in a restricted zone without permission
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.
What we look at
- Large and complex roofs
- Valleys and parapet gutters
- Fragile roofs
- Flat roofs on upper floors
- Chimney stacks
- Tall and steep roofs
What we do, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two at a house, including the airspace and weather checks before take-off. Somewhere like Pitchcott needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You give us the address and tell us about the roof.
- We check the airspace and seek any permission needed.
- On the day, we check the wind, weather and site before flying.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- You receive a written report with the photos and our recommendations.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Show us where any leaks or stains appear
- Unlock side gates and any roof access doors

Roof by roof
Ridges and hips
The ridge takes wind from both sides. A drone shows cracked mortar and loose ridge tiles.
Valleys and parapet gutters
Blocked outlets in hidden gutters cause many leaks. We check outlets and photograph any build-up.

Why it is worth a survey now in Pitchcott
It is hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. You can tackle the urgent items first. Outbuildings and barns around Pitchcott are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
