About our storm damage roof report in Oving

A storm damage roof report is an independent record of the damage to your roof after a storm. We record each area of damage, photograph it and note the likely cause. You can then give it to your insurer with your claim. Insurers decide claims on their own policy wording. We aren’t loss adjusters and can’t say whether a claim will be paid. Common reasons to book are holes or cracks caused by debris and flashings pulled away from walls or stacks, across flat roofs, flashings and gutters and fascias.

Roofs in small places like Oving often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for most homes, depending on how much of the roof was hit. Somewhere as small as Oving, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Before the survey

  • Leave side gates unlocked
  • For flats, make sure roof access has been agreed

When to book a survey in Oving

Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Rain can then blow in where slates or tiles have gone. Most people book a report soon after a storm, when they’ve seen damage or water has come in.

Here are some of the things we see often:

  • Flat roof edges peeled back
  • Damaged ridges and hips
  • Broken or displaced guttering
  • Slipped or missing slates or tiles

For site and facilities teams at buildings such as Whitchurch Combined School, on a building that size, finding the source of a drip means looking well beyond the stain.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey
  • What experience they bring
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Questions from Oving

Does a conservation area affect roof work in Oving?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Oving in the area you cover?

Yes, Oving is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or email us and let us know about the property.

Will my insurer pay for an old roof?

Insurers usually exclude wear and tear. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Look at what your policy says about wear and tear
  • Take photos from ground level or a window, never by climbing
  • Record any water damage in rooms and the loft
  • Report the damage to your insurer as soon as you can

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Storm damage roof reports around Oving

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Waddesdon Manor, about 4.5 miles south-west, is one of the historic houses in the wider area around Oving. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of All Saints: water on an older roof tends to find its way in at the lead, the valleys or the chimney. For landlords with property near Aylesbury Vale Parkway station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Negotiating a claim settlement
  • Whether your insurer will pay the claim
  • Repair costs or quotes for the work

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.
