Bituminous membranes
Older felt roofs frequently have seams and patches that can leak. We test where the roof suits it.
EPDM rubber roofs
EPDM rubber roofs frequently last 30–50 years, but can still be punctured.
Electronic leak detection in Oving: what you get
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. Common reasons to book are holes around roof penetrations and gaps at membrane joints, across roof terraces and balconies, commercial flat roofs and single-ply roofs.
Somewhere as small as Oving, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.
If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Have roof specifications to hand
- Consider ELD before paving or planting goes on
- Find the breach before more patching
- Note where leaks show inside and when
The report records each breach location with photos. Your roofer uses it to carry out repairs.
Consider testing a new membrane before it’s covered. Finding breaches is simpler at that stage.
Oving: your questions answered
Is Oving within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is Oving in the area you cover?
Yes, Oving is one of the places we work. Every survey there gets the same written report with photographs.
Can you test a green or ballasted roof?
Sometimes. The layers on top and the build-up below decide it, and some may need lifting. We will discuss it before we quote.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.
Signs you need electronic leak detection in Oving
If a flat roof keeps leaking after patching, the hole may be elsewhere. ELD can locate the breach more precisely.
We’re often asked to look at:
- Repairs that haven’t stopped the leak
- New membranes needing a check before handover
- Punctures from foot traffic or tools
- Leaks showing away from the breach
The streets around a church such as Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.
Before booking any roof surveyor

- Which viewpoints they use to see the roof
- Whether any drone flown is registered with the CAA

Flat roofs in Oving
Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 4.5 miles south-west lies Waddesdon Manor, a reminder of how long the area around Oving has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Aylesbury Vale Parkway station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Whitchurch Combined School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. In a hamlet or village like Oving, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- A report with photos shows where each breach is.
Preparing for the visit
- Note where any stains or damp appear
- If you’re buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building

Why it’s worth a survey now in Oving
Chasing a leak again and again is frustrating. A report showing the breach points gives your roofer a clear target. Around Oving, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.
